How to Clean Vinyl Siding on the Gulf Coast: The Salt Is Behind the Panels, Not On Them
Every national how-to treats vinyl siding as a flat wall you wet, scrub and rinse. It is not a wall. It is a loose, vented rainscreen that hangs off the house and moves all year — and on this coast the salt, grit and organic film that shorten its life collect in the interlock and on the back face, where a top-down rinse never reaches. One habit does more damage here than dirt ever will: aiming the wand upward.
Wash vinyl siding with mild detergent and a long-handled soft-bristle brush, working bottom to top so runoff cannot streak dry siding, and rinse each section before the solution dries. A pressure washer is allowed but must be held level, at eye height, never angled up — upward spray forces water behind the panels. Skip undiluted chlorine bleach, which the vinyl siding industry lists as a do-not-use product. On the Gulf Coast plan on two washes a year; a professional house wash typically runs $200–$650 depending on stories and square footage.
Vinyl gets treated as the easy siding — the one you hose off twice a year and forget. Within sight of the Gulf that is only half true. The material genuinely is low-maintenance, but the assembly is unusual, and almost every mistake we see on a coastal vinyl elevation comes from cleaning it as though it were a solid, sealed wall. It is not. Understanding what is actually hanging on the studs takes about ninety seconds and changes how you do every step that follows.
Vinyl siding is a rainscreen, and on this coast that is the whole story
A vinyl panel is not fastened tight. It hangs from a nail hem with the nails deliberately left loose, it locks into the panel below it, and it is designed to slide — a long panel expands and contracts measurably between a February morning and a July afternoon, and pinning it is an installation defect. Because it moves, it cannot be sealed. Look along the bottom edge of any course and you will find weep slots, punched there on purpose so that water which gets behind the panel can drain back out.
So the system assumes water gets behind it. That is fine for rain. It is less fine for what the Gulf delivers: an aerosol of salt and fine sand carried on the sea breeze, day after day, that drifts into the interlock, settles on the back face of the panel and collects in those weep slots. UF/IFAS, writing about landscaping rather than cladding, puts the exposure zone plainly — Floridians within a couple of miles of salt water have seen their share of salt-spray damage, with the first eighth of a mile the harshest band. Your siding is standing in the same air as those plants.
The practical consequence is the one no national guide can give you: on a coastal house, rinsing the face of the siding is half a job. The other half is flushing the bottom edge of each course and the weep slots so the salt and grit that has packed in there is carried out instead of sitting against the panel and the housewrap behind it. It is a low-pressure, upward-angled… and there is the problem, which is the next section.
The rule that breaks houses here: never aim the stream upward
The vinyl siding industry’s own maintenance guidance is not squeamish about pressure washers — it says a power washer can be used, but with caution, and then gives the caution that matters: hold it straight at eye level, and do not aim the stream upward, because that forces water behind the siding panels. It adds three more that get skipped: read the siding manufacturer’s instructions first, because some manufacturers do not recommend power washing at all and others cap the PSI and the cleaners you may use; and stay cautious around windows, doors, electrical wiring and plumbing.
Take that literally and you will notice it conflicts with the instinct from the previous section. It should. Flushing the weep slots is done with a garden hose or a low-pressure rinse held close and shallow, not with a pressure wand tilted up under the laps. The distinction is not pedantry: water driven up behind vinyl in a humid coastal wall cavity does not evaporate on any useful schedule. It wets the sheathing and the housewrap, and it is the single most common way a routine wash turns into a repair. If a crew is standing on your driveway pointing a wand up at a second story, that is the moment to stop them — not because the siding will crack, but because you cannot see where that water went.
This is the same divide we drew in soft washing versus pressure washing: on any surface that is layered, lapped or porous, the cleaning is done by chemistry and dwell time, and the water is only there to rinse. Vinyl belongs firmly on the soft-wash side of that line, for a completely different reason than stucco does — stucco is absorbent, vinyl is loose.
Bottom to top, then top to bottom
The order is counter-intuitive and it is the difference between a clean wall and a streaked one. Industry guidance is to start at the bottom of the house and work your way up, and to rinse the cleaning solution off completely before it has a chance to dry. The reason is gravity: cleaner running down over dry, dirty siding leaves tracks that set and are far harder to remove than the film you started with. So you wash upward in manageable bands, and you rinse each band downward while it is still wet.
On a Gulf Coast house that means working small — one elevation, a few courses at a time — because a July wall in direct sun will flash a detergent dry in a couple of minutes. Two more details from the same guidance are worth carrying: a long-handled soft-bristle brush is the right tool (textured, wood-grain vinyl needs bristles to get into the grain, where a cloth just skates over it), and brick or stone accents should be covered so cleaner running off the vinyl does not land on them.
What is actually growing on your north wall
The grey-green film on the shaded elevations is not dirt, and it is why a coastal vinyl house needs washing on a schedule while the same house in Denver does not. It is biological growth living on a surface that stays damp, and on this coast the damp is nearly continuous: humid nights, heavy dew, an afternoon storm most summer days and, very often, irrigation spraying the bottom two feet of the wall three mornings a week. The EPA’s guidance for homes is blunt that the key to mold control is moisture control, and that water-damaged areas and items should be dried within 24 to 48 hours to prevent growth. Nothing on the north side of a Naples or Sarasota house dries in 24 hours in August.
Two free levers come out of that, and both beat a stronger cleaner. Re-aim the irrigation heads that are watering your siding instead of your lawn — this is the same fix that stops rust on a driveway, for the same reason. And cut back the shrubs that are holding a wall in permanent shade with no air movement; eighteen inches of clearance changes how fast that elevation dries after every storm. Do those and the north wall stops being the wall you wash twice as often.
The bleach question, answered as it actually reads
This is where a lot of advice quietly contradicts itself, so here is the honest version. The vinyl siding industry’s do-not-use list names undiluted chlorine bleach, along with cleaners containing organic solvents, liquid grease remover, nail polish remover and furniture polish. For mold and mildew it points homeowners to household cleaners on small spots and a solution of 30% vinegar to 70% water on larger areas — and it recommends testing any cleaner on a hidden spot first and rinsing thoroughly afterward.
What a professional soft-wash crew mixes is dilute sodium hypochlorite with a surfactant, applied at low pressure and rinsed — which is a different thing from pouring bleach out of the jug, and is the standard method for exterior biological growth across the region. Both of those statements are true at once, and the useful reading is that concentration and rinsing are the whole argument. Where it goes wrong is a homeowner scaling up: bleach straight from the bottle onto a hot wall, no pre-wetting of the plants below, no rinse before it dries. That is what damages a finish, kills a hedge and bleaches a screen. Whichever route you take, test a hidden section first, pre-wet the beds, and rinse.
Two Gulf Coast details that are not in the national guides
Heat deforms vinyl, and glass can supply the heat. The industry guidance warns that polymeric siding can melt or warp near significant heat sources, and specifically flags reflections from energy-efficient windows, which can concentrate sunlight into a hot spot. In new Gulf Coast construction — low-E glass everywhere, houses set close together, full sun most of the year — that failure is real and it looks like a wavy, melted patch on one wall in one place. If you find one, the cause is across the side yard, not in your cleaning routine, and no wash will fix it. Grills are the other one: keep them off the wall.
After a named storm, rinse before you inspect. Storm surge and wind-driven spray leave a salt crust on everything, and salt is hygroscopic — it pulls moisture out of the air and keeps the surface under it damp long after the sun is back out. A plain-water rinse of the whole exterior in the days after a storm is not cosmetic; it is what stops that crust from feeding growth for the rest of the season, and it is when you will spot a panel that has unlocked or a nail hem that has pulled. Where the rinse water goes
Detergent, dead algae and whatever came off the wall all run to the low point, and on most Gulf Coast streets the low point is a storm drain that discharges to a bay, a canal or the Gulf without treatment. The EPA’s stormwater best-practice menu is aimed squarely at this: keep cleaning products out of storm drains and capture or divert wash water rather than letting it run straight off. In practice that means working the runoff toward a planted bed or lawn where it can soak in and dilute, pre-wetting those plants first, and not staging a whole-house wash directly uphill of an open grate.
