How to Clean Pavers on the Gulf Coast: The Wash Takes an Afternoon, the Dry Day Takes a Season

Every national paver guide ends at “rinse and enjoy.” On this coast the washing is the easy part. What decides whether the job holds is the sequence after it — refill the joints, then leave the surface genuinely dry for a full day before any sealer touches it — and from June through September the sky does not hand you that day. Get the order wrong here and you do not get dirty pavers back. You get cloudy ones.

The short answer

Clean concrete pavers with a wide fan nozzle held at a low angle so the joint sand stays where it belongs — the paver industry’s own maintenance spec puts a pressure washer at 1,000–4,000 psi and says a wide spray at a low angle of attack is what stops sand being washed out of the joints. Refill the joints afterward, because some sand always leaves. Then, if you are sealing, the spec wants at least 24 hours with no moisture or surface dampness — which on the Gulf Coast means the dry season, not August. A professional clean-and-re-sand on a typical driveway runs $200–$450; sealing is a separate line item.

A paver driveway or pool deck is the one surface on a Gulf Coast home that homeowners are genuinely right to pressure wash. Unlike stucco or vinyl siding, pavers are dense, hard-wearing concrete units made to be walked and driven on, and real mechanical pressure is the correct tool for the ground-in film that collects on them. That is also exactly why so many paver jobs go wrong here. The pavers survive the wash without complaint. What does not survive is everything between them — and on this coast the recovery step has a weather gate that no national how-to mentions.

Before anything else, look down into a joint

Kneel on the driveway and look into the gap between two pavers. You will see one of two things, and they lead to completely different afternoons.

Fine tan or grey sand, packed level with the paver tops. This is standard interlocking concrete pavement, and everything below applies to you.

Small angular grey stone chips that look like tiny gravel. This is permeable pavement — PICP — and it is a drainage structure, not a slab. UF/IFAS’s technical guide on these systems describes the bedding course as an ASTM No. 8 or 89 stone, “similar in size to pea gravel”, and the openings are filled with the same kind of open-graded stone rather than sand, on purpose, so that water falls straight through the surface instead of running off it. The same guide is blunt about the failure mode: “Clogging is the main concern with permeable pavement functioning,” and it asks owners to keep organic litter off the surface — “Leaves and needles should be regularly collected, and grass clippings should not be deposited on pavement surfaces.”

If that is what you have, stop before you buy anything. Do not put a surface cleaner across it, do not sweep sand into it, and do not seal it — every one of those actions works by closing the surface up, which is the one thing this pavement exists not to do. Permeable pavement is maintained by lifting debris out of the openings, and when the stone is fouled it gets replaced with the same stone. It is also worth knowing why these installs are so site-specific in Florida: UF/IFAS specifies that “the bottom of the system should be at least 2 ft above the seasonal high-water table,” which on a low coastal lot is a real constraint rather than a formality. If you are unsure which you have, the giveaway is behaviour, not appearance — hose a small area and watch. Water that vanishes where it lands is permeable. Water that sheets toward the low corner is not.

The joint sand is what you can destroy in ten seconds

Assuming you are on standard sand-jointed pavers, this is the whole technique, and it is a nozzle decision rather than a pressure decision. The Concrete Masonry and Hardscapes Association — the industry body for these products, and the successor to ICPI — sets the working envelope in its cleaning, sealing and joint sand stabilization spec: a high pressure sprayer applies cleaner and water “between 1,000 and 4,000 psi… and at a rate between 2 and 6 gallons/minute.” Then comes the sentence worth taping to the machine: “A nozzle that creates a wide spray enables a large area to be covered efficiently and prevents sand from being washed from the joints. A low angle of attack from a wide nozzle spray will also reduce the risk of dislodging joint sand.”

Read that as two instructions. Use a wide fan, not a pencil jet. And keep the fan shallow — skimming across the surface rather than aimed down into the seams. A zero-degree tip walked slowly along a joint will strip it to the bedding course in seconds and leave a visibly cleaner stripe you will be able to see for years. This is also why a surface cleaner attachment beats a bare wand on flatwork: it holds the spray at a fixed low angle and a fixed height, which is precisely the geometry the spec is asking for, and it stops you from freehanding a trench.

Where the sand goes here is not a storm drain — it is your pool

This is the part that makes a Gulf Coast paver job different from the same job in Ohio. On this coast the biggest paver areas are not front driveways; they are pool decks and lanais, and they slope toward the pool and the screen enclosure. Blow the joint sand out of a pool deck and it does not run off into the street. It goes into the water, through the skimmer, into the pump basket and eventually across the filter — and the fine fraction stays in suspension long enough to cloud the pool for days. The rest packs into the bottom track of the cage, which is the same channel that already collects organic debris and holds it wet, a mechanism we covered in the Naples cage-cleaning breakdown.

So on a pool deck, two things happen before the trigger is pulled: the sand is protected with a shallow angle rather than trusted to luck, and the deck is worked away from the waterline where the layout allows it. If a crew starts on the pool side of a deck and works toward the house, they have never had to vacuum a pool afterward.

There is a slower version of the same damage under the sand. Pavers here are bedded on sand over a compacted limerock base, and joint sand is not just cosmetic filler — it is what transfers load between units and keeps the whole field acting as one surface. Open a joint to full depth and you have given water a direct path into the bedding layer. Nothing looks wrong that day. What shows up months later is a paver that rocks under a car tyre, or a low spot at the apron where the setting bed washed out from underneath. That mechanism is field experience rather than something the spec quantifies, and it is worth saying so plainly: it is the reason an over-pressured wash is a maintenance decision, not just an appearance one.

Then you refill the joints — and the spec does not tell you to

Here is an honest gap in the source. The CMHA spec covers stain removal, cleaning, joint sand stabilization and sealing in careful detail. It does not instruct you to re-sand after a routine wash. In the field that step is not optional, and any crew quoting a paver clean on this coast should be pricing it in: after the surface has dried, dry sand is swept across the field, worked into the joints, and the excess removed before anything else happens. Skip it and you have finished the job with the joints a quarter-inch low, which is where weed seed and organic debris will now sit and hold water.

If polymeric sand is being used instead of plain silica — the version that sets firm after it is wetted — then the wet season problem you are about to read about applies to the sand as well as to any sealer. Polymeric sand needs a controlled soak and then a dry cure. A thunderstorm two hours after it goes down does not give it one; it floats the polymer to the surface and leaves a hazy film bonded across the paver faces, which is a genuinely unpleasant thing to remove.

The white haze is three different problems and three different actions

A pale film on pavers gets one word from most homeowners and one bottle from most stores. It is worth separating, because two of the three cases are actively made worse by scrubbing at them.

1. Efflorescence — and the counter-intuitive answer is to wait. CMHA describes it as “a whitish powder-like deposit which can appear on concrete products,” arriving “immediately or within months following installation.” Two of its findings should change what you do. First, “Efflorescence does not affect the structural performance or durability of concrete pavers” — it is cosmetic. Second, “It may remain for months and some of it may wear away”; only “if there is a need to remove deposits before they wear away” does the spec point you at a proprietary efflorescence remover. On a paver field that was installed last spring, doing nothing for a season is a legitimate, spec-supported plan.

That is worth contrasting with the same-looking bloom on a wall, because the advice inverts. On stucco, recurring efflorescence is a signal — it means water is moving through the wall and reaching the surface, and the moisture source is worth diagnosing before you clean anything. On new pavers sitting in open air, it is the units finishing curing. Same white powder, opposite instinct.

2. A hard-water and irrigation mineral film — the fix is a sprinkler head, not a cleaner. Much of Southwest Florida irrigates from limestone aquifer or private wells, and that water carries dissolved mineral. USGS classifies water at 121–180 mg/L as hard and above 180 mg/L as very hard, and notes that when it evaporates, “solid deposits of calcium carbonate can form” — a residue it calls “not dangerous, but unsightly.” That page is written about plumbing and glassware, not hardscape, and the honest way to use it is as the chemistry rather than as paver guidance: the same water sprayed onto the same two feet of paver three mornings a week, evaporating in Gulf Coast sun, leaves the same deposit. The tell is geometric — a fan, an arc or a hard line that matches a sprinkler pattern rather than a shaded area. And it will come straight back after you clean it unless the head is re-aimed. 3. A sealer that went cloudy — and this one cannot be cleaned off. If the haze appeared after the deck was sealed rather than before, no cleaner will touch it, because it is not on the pavers. It is in the coating, and it needs a stripper and a redo. Why it happens is the next section, and it is the single most avoidable paver failure on this coast.

Your pool deck is probably two materials, and one of them dissolves

Before any acidic product goes near a Gulf Coast deck, walk it and count materials. A very common build here is concrete pavers in the field with travertine, shell stone or coquina coping and steps at the pool edge. Those are calcium carbonate. An acid that brightens a concrete paver will etch and dull them permanently, and rinsing fast does not undo it — we set out that chemistry in full in the rust guide and there is no reason to restate it here. The point specific to pavers is that the two materials are usually within a few feet of each other and drain into each other, so “I only put it on the concrete” is not a plan.

CMHA adds three cautions to the same subject that are easy to skip and cheap to follow: “Take care in selecting and applying cleaning products, as acidic ones may harm vegetation and grass”; when a strong acidic cleaner might drain onto planting, “saturate the vegetation with water prior to” applying it; and “a test application should be evaluated in a small, inconspicuous stained area for cleaning effectiveness.” On a lanai that means the corner behind the grill, not the middle of the deck — and it means soaking the beds first, in a region where landscaping beds run tight against the hardscape on nearly every lot.

The 24 dry hours the Gulf Coast will not give you from June to September

This is the sentence that should decide when your paver work is scheduled. On sealing, CMHA is unambiguous: “The cleaned surface must be completely dry prior to applying most sealers. Allow at least 24 hours without moisture or surface dampness before application.” And it names the consequence of ignoring it: “If the base under the pavers drains poorly, the sealer is applied to saturated sand in the joints, or is applied too thick, the sealer can become cloudy and diminish the appearance of the pavers.”

Now put that against the local rainfall pattern. The Southwest Florida Water Management District, whose district runs from Sarasota and Manatee north through Tampa Bay, publishes the shape of the year without hedging: “Our rainy season is a four-month period from June through September, with average rainfall of about 7.8 inches each month,” and “about 60% of our average annual rainfall is received during that time.” The other side of it is the useful half for planning: “Our dry season is an eight-month period from October through May. During the dry season, our average rainfall is around 3 inches per month.”

Nearly eight inches a month, delivered mostly as afternoon convection, is not a schedule that contains a reliable 24-hour dry window. Two further local details tighten it. The clock the spec describes starts when the surface is dry, not when the last rain stopped — and a paver deck on this coast is wet at seven in the morning from dew alone for much of the year, which quietly eats the front of any window you thought you had. Irrigation is the other one: a sealing job scheduled on a Tuesday is competing with a controller that runs Wednesday at 4am unless somebody switches it off, and on a deck that catches overspray that is the same failure as rain.

The practical rule is therefore seasonal rather than clever. Wash whenever it needs it; seal in the dry season. The exact months shift by metro: this district’s numbers do not cover Naples or the Panhandle, and Pensacola has the tightest calendar of the four metros we write about for reasons we set out in the Pensacola enclosure guide. If a crew offers to clean and seal your deck on the same day in August, that is not efficiency. It is the cloudy-sealer failure being scheduled in advance.

The final rinse is volume, not pressure

One more line from the spec that quietly overrides most DIY instinct: “The final rinse should be water only. A large amount of water is more important to rinsing than high pressure.” Cleaner left in a joint keeps working after you have gone inside, and on a shaded lanai it stays damp enough to do it for a long time. Flooding the field with plain water at low pressure is what actually carries it off — and it is the one step people cut short because the pavers already look finished.

Where that water ends up deserves thirty seconds of thought on a driveway, because a driveway drains to the street and most Gulf Coast streets drain to a bay, a canal or the Gulf with no treatment in between. Working the runoff toward a planted bed or lawn where it can soak in, rather than staging the job directly uphill of an open grate, is the same practice we described for house washing and it costs nothing but a hose position.

Those are ranges crews on this coast quote, and they move with access, how much of the field is shaded, and whether there is a pool to protect. The question worth asking a quote is not the price. It is three things: what nozzle goes on the flatwork, is re-sanding included, and when are you sealing. A crew that answers “wide fan or a surface cleaner, yes, and not until the dry season” has cleaned pavers here before. Almost always because the surface or the joint sand was not dry when the sealer went on. The industry spec requires the cleaned surface to be 'completely dry' with 'at least 24 hours without moisture or surface dampness before application,' and warns that if the sealer is applied to saturated sand in the joints, over a poorly draining base, or too thick, it 'can become cloudy and diminish the appearance of the pavers.' On the Gulf Coast the wet season makes that window hard to find, so sealing belongs in the dry season. A cloudy sealer cannot be cleaned off, because the haze is inside the coating rather than on the pavers, so the fix is stripping and re-sealing.
When is the best time of year to seal pavers in Florida?
The dry season. Do pavers need to be re-sanded every time they are cleaned?
In practice, yes, and it is worth noting the industry cleaning spec does not actually cover this step, so it is field practice rather than something we can cite to it. Washing always removes some joint sand, and joint sand is not decorative filler: it transfers load between units and keeps the field acting as one surface. Left low, the joints collect debris and hold water, and an open joint lets water into the bedding sand underneath, which is how a paver starts rocking under a tyre months later. Dry sand is swept in once the surface has dried and the excess removed.
Should permeable pavers be cleaned the same way?
No. If the gaps between your pavers hold small angular stone rather than fine sand, you have permeable pavement, which is a drainage structure.
